No — it's a non-invasive test. A large fan temporarily fits into an exterior doorway to slightly depressurize the house, which makes air leaks findable, often with a fog or smoke pencil or a thermal camera. Nothing is cut, drilled, or damaged.

A focused, single-symptom visit can take under an hour; a full whole-home assessment — blower door, thermal scan, attic and duct check — typically takes a couple of hours depending on home size.

Usually it's a comfort and efficiency issue, but persistent moisture, unusual odors, or a room that never seems to dry out are worth a proper look — those can point to a ventilation or moisture problem beyond simple temperature discomfort.

No — an airtight house without planned ventilation can trap moisture and stale air inside. The goal is a tight envelope paired with intentional, controlled fresh-air ventilation (the industry standard is ASHRAE 62.2), not sealing for its own sake.

A house can be sealed too tightly without a ventilation plan to match — which is why we always evaluate ventilation alongside any air-sealing project rather than sealing in isolation.

Timing & Logistics

When to call, and when it can wait.

Fall is ideal for catching drafts and insulation gaps before winter hits, but a blower door test and thermal scan work any time of year — if you're dealing with a specific summer or winter symptom right now, that's actually the best time to diagnose it, since the problem is actively showing itself.

The underlying cause (attic heat loss) should be fixed in the off-season, spring through fall. If you already have ice dams forming mid-winter, safe removal is a separate, more urgent conversation from the attic fix itself.

Generally before, or at least alongside — a leaky, under-insulated house can make even a brand-new, correctly sized system struggle to keep up, so fixing the building first often means you need less equipment, and spend less, to get the same comfort.

Most homes don't need repeat full assessments often, but it's worth a look after any major renovation, if a new symptom shows up in a room that used to be fine, or every several years as a general check-in.
